What Does A Home Remodel Actually Cost?
Remodeling Price Ranges By Room
Kitchen Remodels
$80k – $120k: Kitchen renovation without layout changes — upfitted with new appliances & interior finishes, flooring, trim, paint etc.
$100k – $140k: Full kitchen remodel inside the existing footprint. New cabinets replace the old boxes, but layout holds. Lower end includes production-line cabinetry, laminate or entry-level stone countertops.
$140k – $200k: Proper kitchen remodel: plumbing and electrical relocation, modification of structural walls, brand new everything floor to ceiling. Stone countertops, semi-custom cabinetry, tile backsplash and under-cabinet lighting.
$180k+: Full gut for an open floor plan with load-bearing wall removed, possible bump out or addition construction. Custom cabinetry and premium appliances.
Bathroom Remodels
$25k – $45k: Half bath renovation of existing footprint with low end finishes. Full gut with new toilet, vanity, tile, trim, and paint.
$40k – $60k: Full bathroom renovation without layout changes and minor plumbing or electrical. Complete renovation with new mid-range fixtures & finishes including fiberglass or acrylic shower insert, new vanity, tile floor, new toilet, upgraded lighting, vent fan, trim and paint.
$60k – $90k+: Major bathroom remodel premium fixtures & finishes throughout for luxury feel. Common upgrades include tile walk-in shower conversion, single vanity to double, tile floors, and a heated floor system. A window upgrade fits comfortably in this range.
$90k – $150k+: Major primary suite bathroom remodel with walls moved/removed, changes to plumbing locations, heated tile floors, full tile surround, walk-in shower with separate soaking tub, glass enclosure ,and premium fixtures & finishes throughout for luxury feel.
Finished Basements
$60k – $100k+: Full finish out of a well-prepped basement for rec room or mancave without kitchen or bath. Assumes block walls get framed out to meet insulation code, which is required before the space can be conditioned.
$100k – $200k+ : Full basement finish including a bathroom and minor structural work for conditioned space.
$200k – $300k+: Complete remodel with structural work, kitchen/kitchenette, and bath. Complex engineering, footer or excavation work at the high end. Engineering and building a new foundation wall inside the existing one can add $70k to $130k.
Screened Porches & Decks
$25k – $60k+: Open deck, no roof. Pressure-treated framing and decking. Size, height off grade, and railing selection drive the range more than anything else.
$40k – $80k: Basic screened porch system, no ceiling finish, PT deck boards.
$70k – $150k: Gabled or shed roof, finished ceiling, some electrical. PT or composite decking depending on size.
$150k – $250k+: Gas lines, low voltage, finished gabled ceiling, fireplace, ceiling fan, PT or composite deck boards — all the fixins.
Home Additions
$60k – $120k+: Small bump out with no plumbing. A closet, a pantry, or a modest single-room extension. Worth knowing: when adding square footage, trades, concrete, and lumber minimums are the same so a 6' addition may be priced similarly to a 10'.
$120k – $300k+: Larger footprint with minor plumbing. Size, roof tie-ins, utilities, and design all influence cost.
$240k – $400k: Includes new plumbing — primary suite or multiple bedrooms with bathroom.
$350k+: Large, complex additions with extensive plumbing, HVAC, utility adjustments, and multiple rooms.
Whole Home Remodels
$80k – $200k: Cosmetic upfit for smaller footprint home with limited kitchen and bathroom renovation. Major plumbing & layout changes not in scope.
$300k – $1M+: Kitchen & bathrooms remodeled and full cosmetic upfit included. Typically homes under 3,000 sq ft.
$400k – $1M+: Large home (3,000 sq ft+), full remodel with kitchens and bathrooms included.
