Payment & Financing Information
Transforming your home is a major investment, and Semper Fi is committed to making the process as smooth and manageable as possible. While we don’t provide in-house financing, we regularly work with clients’ preferred lenders and are happy to recommend trusted local partners. Whether you’re exploring renovation loans or want to understand our transparent, tiered payment schedule, our team is here to help you achieve your dream space with confidence and clarity.
Working With Lenders
We understand that every client’s financial situation is unique. That’s why we’re flexible in working directly with your chosen lender throughout the remodeling process. If you need guidance, we can recommend trusted local lending partners who are experienced with home renovation projects and can help you find the right financing solution for your needs.
Renovation Loans
A renovation loan allows you to finance the cost of repairs or remodeling when you purchase or refinance a home. These loans are designed to help you achieve the home of your dreams—without needing to pay for everything out of pocket.
- Flexible Programs: Options and limits vary depending on the scope of your project, from minor updates to structural repairs.
- Streamlined Process: Renovation loans typically close within 30–45 days, and repairs or remodeling take place after closing is complete.
- Convenience: By rolling renovation costs into your mortgage, you can spread payments over time and focus on enjoying your new space.
If you’re interested in learning more about renovation loans, we’re happy to connect you with knowledgeable lenders who can explain the details and help you get started.
Payment Schedule
To keep your project on track and your payments manageable, we use a transparent, milestone-based payment system:
- 10% due at contract signing
- 30% due on the first day of the job
- 25% due after rough-in inspections are passed (HVAC, plumbing, electrical)
- 20% due at the start of final trim (after drywall is finished)
- 10% due at final inspection
- 5% due at project completion, after the final punch list is completed
*This schedule may change slightly depending on the scope of your job, but most contracts will follow this plan.
